Also even though most “gurus” advertise the “invest in real estate with no money” the truth is you still gonna need a few thousand of seed money to buy a list, skip trace, send a few mailers etc... in wholesaling the result come with persistence and it can take a few months until you get your first deal under contract.

Don't worry about the pines...if it bothers you takes a few seeds and plant them down the hill.

I use a self directed ROTH and a Solo401k ROTH.I'd much rather pay the tax now and grow my investments like crazy and not have to pay tax on the substantial gains I'm making.Pay tax on the seeds not the crop.

I have zero debt and have put together a modest seed to start out.  

So every customer is a good customer to us.You eat the white film around the seeds, which is really sweet.

The stories you read or hear on bigger pockets are the “24 properties in 2 years using the BRRRR method” and it never quite gives you the full story or how much seed money they started with.

I would consider putting in some concrete curbing with sprinklers and seeding it, SOD is way overpriced.

@Vu Truong Your backyard does not NEED grass seed but may help secure a better tenant who will pay higher rent.

Another option could be plant seeds but that too require aggressive watering for certain amount of time, and I don't know if a sprinkler system is a must for planted seeds to grow.Let me know what do you think. any suggestions are appreciated.
