Good evening everyone.  I am seeking guidance.  More to the point, I am looking to be sold on a particular real estate niche.  I have spent the last year positioning myself to start investing in real estate.  I have zero debt and have put together a modest seed to start out.  

Background:  To give you an idea of what I am looking for, in four years I will have approximately 5k coming in passive income from a pension plan.  In that time (four years), I look to double that amount (10k), though real estate investing.  

This is where you all come in.  While accumulating my seed money (approx. 100k) I have been acquiring knowledge on differant types of real estate investments pros and cons.  I need a shove off of the proverbial fence...this is where you guys and girls come in.
