But there is a pattern I've observed:  Go to a "free" seminar, get pumped with the idea of no money down REIGo home and start wholesaling Don't find a deal in a year Abandon the REI dream I say to people all the time if you have some money $25k or more [and you do Maria it's in your home as equity], then buy something just skip the wholesale step unless you are like super young with a ton of energy to dissipate on chasing sellers and investor "buyers".

He goes into great depth on the different phases of your business and where you should be focusing your time and energy at each phase.Hope this helps.If you have the ability to get 30 yr mortgage, then thats the correct approach for your phase.

I am going to start a significant remodel of my house in Santa Monica and wanted to maximize all possible rebates, grants or energy rebates that are available for new roofs, windows, appliances, insulation, landscaping..ect.I have a basic list (local municipality and appliance rebates) but didn't know if there was anything that I was missing or didn't know about...possibly other agencies?

I've generally pushed rents up about 5% to 7% from last year, but didn't get much increase for a couple years before that. if I do appearance and energy upgrades I get superior rent for the neighborhood.The precise location of your building will impact your ability to increase rent.
