Part of my heart is still there. 

I have for the most part stayed away from retail flips, but this year and last year we have done a few. 2 we listed in the $250+ range in the heart of Memphis and received above list price offers quickly, one within hours of the listing.

If a foreclosure defense attorney had the owner's best interest at heart, they would have recommended a sale long ago.

It can be done, I bought a property because my client had a change of heart last minute, deal was too good to pass, I saw the opportunity.Realtors are at the forefront of negotiations.

I have it to a point where it is the heart of my new business and created it with the future in mind.

I whole heartedly believe that much more is possible with the right systems and people in place.

Thank You all for the ideas and options, they opened many doors to investigate.Lou, I'm doing what you suggested about the brokerage account and buying some decent dividend paying stocks but my heart is in real estate and working for the man just isn't fun anymore, gotta make that money work harder.

In terms of addressing the heart of the matter,  I really do believe in being transparent when it comes to real estate because I honestly do want to make a positive impact in my area, and in general.

Almetta has diabetes and Earl has recently had a flare up of his heart problems and I'm thinking of bringing up the issue of  them adding a roommate (their rental is a 3 bedroom, 2 bath) to help out with the yard work and share the rent a bit just so I'll have these folks as tenants for as long as possible.Gail
