I am looking to do one deal with a large cap gain right now and am hoping to find deals that are maybe too small, and hence overlooked, because it seems like most OZ purchases are with large investors or funds.

Is there an approved crowdfunding platform that has a focus on small cap (1-4 family residential) acquisitions in an OZ?  

There are a few OZ's in my neck of the woods that may be suitable for what you're trying to do.

How should I post of facebook to let my sphere know I’m now a Realtor?

I am new as well, I have been networking here on BP and LinkedIn but started with my own sphere.

After finding the right brokerage, I would use their model to target customers in my area, the market I would focus on, and my sphere of influence.

Ive done about 4/5 deals per year for my sphere of influence and have paid myself commissions on rentals that I have purchased for long term hold.
