How are you finding motivated sellers?

Hello BP Community - how are you finding motivated sellers (and off-market properties) in your areas? If possible, please advise for both buy/flip and rentals.

Hi Victor!  My main investing market is Colorado but I started paying attention to run down homes in Oakland, which is where I live.  I've gotten the names of the home owners, and now just need to develop an outreach strategy.  If any of the owners would agree to do seller financing, I would definitely pursue a local investment.
