If you are still new, master your craft first.It took me about six (6) years to get any traction and momentum in my legal marketing. 

Turn arounds don't happen that quickly in real estate so you just need to build up your momentum.  

@Karma Senge Momentum is a powerful force and, as @J Scott mentioned, I'd list out small, short-term goals and gradually build your way up.

Showing the lender what kind of shape the home is in would be a big momentum shift in your favor.

I made my "in" through the gal at the front desk, as they see every transaction, and are generally speaking, more outgoing and willing to chat.The best advice I have ever heard, and this site repeats it over and over again, is just go do something, and the momentum will carry you to where you need to be.

You are mearly trying to make a living and you must develop a tough skin or every one with a story will take you down the rosy path.
