Equity and refinance questions

I currently have 3 SFR rentals (mortgaged) with about $70k in dead equity total. What is the best way to capture this. Blanket loan all three with a cash out refi? Is that possible? My goal is to use this money to become a cash buyer and then eventually refi my new purchases. Wash, rinse and repeat.I'm becoming cash poor and don't wanna lose my momentum. Thanks
