Agents know about the unauthorized practice of law, that's drilled into them, they are less aware of the unauthorized practice of mortgage origination and associated liabilities if they are permitted to originate a mortgageA good RE Broker will keep an agent from getting hung, not only for his/her protection but also to protect the agent and agency.Everyone usually thinks I'm being negative, raining on a parade, saying don't do this and don't do that, maybe so, it's because most really think these aspects have real liability and they haven't done enough deals to have problems end up with an attorney or a judge.Actually, I'm surprised that there is so much fear by landlords of getting sued and never a thought of getting sued by a buyer for predatory lending or due diligence.

The auto he drove was leased in the GF name.I sent it to collections for the 60 days, all damages & the water bill & got a judgement of over $3200 paying 9% (in those days).

Upcoming special assessments for a roof that needs to be replaced or other capital improvement can kill your deal and once you're in, you're stuck with the bill if you don't negotiate the seller to pay it.And last but not least, if the building/association drops to less than 70% owner occupied units, forget about getting a loan in the development until the percentage goes back over 70%, which can kill your exit strategy.I don't mean to rain on anyone's parade, just be careful out there!
