I JV'd with another person on the 7th to sell it. 2 LTR purchases were the BRRRR method, which were my last two BRRRRs.

This is something i've been trying to define myself as I don't want to rely on the first come first serve method. 

I am especially interested in learning to master the BRRRR method, but also ready and willing to use traditional methods to build my portfolio.

I can attest to these methods first hand.

@Zach Chandler if you are going the self-manage route, which I highly recommend because it’s simple, as @Gerald Pitts mentions, use the Short Term Shop’s ‘Enemy Method’.

By keeping borrowers informed at every stage, this method helps avoid misconceptions.

If you contact zillow through a bunch of ways (they also have social media outlets where you can comment, and that's what we did, in addition to all the other methods of contacting them) my understanding is they eventually do get back to you and are reasonable in resolving matters. 

Id work the DSCR route and Use the stacking method......1>2>4>8>16>32>64but but make each one of those Duplexes and not actual doors......1 duplex, 2 duplexes, 4 Duplexes, 8 Duplexes.

As to your points about other methods such as 'investing in a private syndication' or the like imagine this; you can invest say 500K cash and make a 500K return over 5 years that you now owe say 200K in taxes on leaving you with 300K profit - *or* you could invest 500K from your ROTH IRA or SOLO, make a 500K return and owe NO taxes and net 500K profit - a 66% better return.
