Those that own it can be harder to sell as the cash flow from the business will cover the debt service for the business, but not for the real estate.Example: I had a very high-end assisted living facility on the market.

So, the actual increase to market rent will be much lower.

If you are willing to live in urban areas you may want to talk to a local bank in your market and see if they have any incentives or grant loans for certain areas.  

I am guessing his hands are tied as Norada is simply the marketing company and I am guessing no operational control of Wagner.
