First Time Investor
For a rookie with low investment capital, what investment strategy would be best for me at this time?
My personal goal is to build a rental protfolio, but I'm open to anything.

Frank, For a rookie investor with low capital looking to build a rental portfolio, the best strategy is house hacking: buy a small multi-family home with a low down payment (FHA or conventional loan), live in one unit, and rent the others to cover your mortgage. After a year, move out and repeat. Another great option is the BRRRR method (Buy, Rehab, Rent, Refinance, Repeat), where you buy a fixer-upper, renovate it, rent it out, and refinance to pull your cash back for the next deal, and this is a good route because most private lenders can go higher LTV than on a rental loan! If you're short on funds maybe seller financing or subject to deals, where you take over a seller's mortgage or negotiate direct financing with them. Wholesaling is another way to generate cash by finding off-market deals and selling them to investors. You can also partner with experienced investors who have the funds but need someone to find and manage properties. The key is to start small, leverage creative financing, and keep reinvesting to grow your portfolio.
