Your issue stems from FHA 100 miles + rule thats easy to work around you just gotta work with a lender who knows the rules and can guide you to a desired result.Like my prior reply and addition above, you can only use rental income offset if you're not leaving a current primary into a new purchase with FHA (so change up the context of your scenario).

It does help get to a higher income if you study a STEM field.

@Marquis WilsonI would argue that a partnership is the best way to get into real estate investment with no money as it also gives you a contact which will know other people in the industry so many deals can stem from one partnership.

Most liability cases stem from mis-management, so they can go after you as the manager. 

Most residential construction (in Florida) is done with slab on grade or a stem wall system.

There is an obvious negative stigma about them among real estate people here and I really don't know exactly where it stems from.

Being found in violation of occupancy/use and an illegal unit can result in multiple violations from DOB, ECB and HPD all stemming from the same underlying violating condition.

Over the Rhine is good for Airbnb-- but is already quite saturated and would be one of the first neighborhoods to stem STR's in my estimation.
