I've looked at that property before and given the surrounding neighborhood I would try to find a good bullet proof vest for your PM if you decide to buy it. 

Depending on how you came across the 'deal' you have to understand that the seller won't want to waste his time, effort, and energy disclosing information on the property, providing you a tour, and also giving you his financials to someone who doesn't have the ability to purchase it.

It was an enormous investment of time and energy, and we sold when I simply couldn't make the time for it among the many other things in our lives.

Spend time analyzing deals until one fit your criteria (sorry, there's no easy bullet.

Quite frankly, I'm contracting back into this market and trying to get rid of all my out of state properties because I find it much more lucrative to focus my time and energy on the abundance of real estate we have right here.

I may have to bite the bullet and pay for an inspection and hope its not to bad that i have to back out of the deal, putting me out of the money from the inspection.

The vinyl ones seem pretty bullet proof outside of costing considerably more.
