Back in the covid days we would have been ordering basically everything right now (appliances, bathtubs, light fixtures, AC unit, etc).All that being said, your best bet is to link up with a general contractor in your market and have this discussion with them.

I couldn't even get an occupancy permit without my hardwood floors being refinished or without having my bath tub reglazed.

In July 2012 my tenants reported that water was leaking in the kitchen from the bath tub above.  

We replaced all the flooring, and gave it a fresh coat of paint, replaced some light fixtures, and reglazed a bath tub.

The upstairs tenant fell asleep with the bathtub running and left substantial water damage in my lower unit.

We're about to replace the bathtub/enclosure (est: $2,500-$3,500) in one bathroom because the bathtub have developed a crack.

@Daniel LevinHi Daniel,If they shut the water off, that means no flushing--that means it will still probably get used (until it's FULL) and then the bathtub (sometimes) gets used (disgusting)....so letting the water get shut off is detrimental to YOU....Also re-connections sometimes come with an added deposit required held for X amount of time.Just my 2 cents...Good Luck!

Look to see if any bathtubs are bypassing water or any faucets etc.

One of the items in the inspection was a clogged bath tub drain.
