Your taxes are the same whether you're doing business with or without an LLC.Also, your own labor, as in doing work for your own projects is not deductible, with or without LLCs.

@Mary Joe in most states, a property tax reassessment chases market value.So, if you do the 2nd transfer soon after the first, the impact on property tax amount should be minimal.

The only quick number there might be is doubling the cost of materials to add in labor, but that's not guaranteed - some jobs have few materials and a lot of labor and others are opposite.
