Your taxes are the same whether you're doing business with or without an LLC.Also, your own labor, as in doing work for your own projects is not deductible, with or without LLCs.

@Mary Joe in most states, a property tax reassessment chases market value.So, if you do the 2nd transfer soon after the first, the impact on property tax amount should be minimal.

The only quick number there might be is doubling the cost of materials to add in labor, but that's not guaranteed - some jobs have few materials and a lot of labor and others are opposite. 

Correct me if I am wrong but Joe Schmoe with no experience and no education can call himself a financial advisor.There is no governing body that administers the term 'financial planner' so I put litte weight into that title / profession, whether it is fee based / non-fee based. 

Or you can DIY from Facebook marketplace, Craigslist, thrift stores and furniture stores.But is there anyone you can pay to help you DIY, to take advantage of local offerings and your own labor, while still not doing it wholly on your own?
