Economy of Scale is so much easier on mildly distressed multifamily than on single family.  

The point is that the percentage is so small that you do not have to be too concerned that you are going to lose your house just because you don't have insurance for a few weeks.

typically a BRRRR property is so distressed that it's not possible to purchase with conventional financing - so the usual options are actual cash from your own checking account (if you have it), or private money or hard money. 

You need more eyes on this property (including yourself) to get a better picture of why the quote is so high.

There is so much content out there you could spend your whole life consuming content and never acting.

I have to say, managing this uniquely designed unit is so much more fun than managing the one designed for the mass market.
