I would do the deal, but seller which claimed to be an expert in the business, was upset and turned off by my offer.

If her tenant is noisy and upsetting neighbors she could be fined for violating the CC&Rs which probably have some language about not being noisy and upsetting neighbors, she could be sued if her tenant's actions are a nuisance, harassing the neighbors, or causing intentional infliction of emotional distress. 

I became the landlord on January 31st and on feb 1st my tenants in a 2 unit had to pay there rent. 2nd paid no problem but my 1st floor tenant is upset because she has to leave, she's on a month to month no lease and didn't pay her rent she has to leave but I feel like she's going to give me some issues getting her out.

After vetting both and looking at their financials it was an easy victory.  

The landlord is obviously​ upset their tenant is a filthy disgusting pig who will not control nor clean up after her kids.

It wasn't a underhanded surprise, it was a newbie that go upset when they saw something they should have known was coming.

BE CAREFUL here - - effectively you're selling shares and the SEC gets upset with the concept.

These things happen, deals fall apart, everyone knows it, professionals don't get upset about it.

I get being upset by big brother breathing down our necks, but look at this law as a way to avoid lawsuits.
