Having issues with my first floor tenant

Ok BP family finally got my first house that I will be house hacking in a few (hopefully) but I'm having a issue with the first floor tenant. I became the landlord on January 31st and on feb 1st my tenants in a 2 unit had to pay there rent. 2nd paid no problem but my 1st floor tenant is upset because she has to leave, she's on a month to month no lease and didn't pay her rent she has to leave but I feel like she's going to give me some issues getting her out. My question is what steps can I take for her to move without heading to court for a eviction process. Also my second tenants rent covers all PITI and water bill and is very happy with me being the landlord since I already having a few things fixed for that the other landlord wouldn't do for her. I'm in the western Massachusetts area as well FYI (Springfield Ma)

@Edward Dones Just a little tip, I try to do my closings on the 2nd that way you get pro-rated rent for the month and don't have to chase rent right away. You can offer her cash for keys or evict her if she doesn't want to leave, she's in violation right now since she doesn't want to pay rent.
