It's very competitive and the market is full of giants with golf courses, aquatics, tennis courts, and lakes.

Location plays a role for sure, but amenities (i.e. pool, hot tub, volleyball, tennis courts, golf carts, etc.) and other nontangibles (i.e. water views) are all factored into the equation.Build the picture of income expectation through multiple sources (local PMs, rental history, and AirDNA) to give yourself the most confidence to press forward. 

The neighborhood doesn't come with tennis courts or other resort amenities other than a pool and playground, but I've had almost no one ask about it. 

I get to be this gal's speed demon, and moments later the low rate champion that the flipper (who doesn't give a crap about rates, just fees) needs, and moments later here comes the first-time buyer who needs it fairly well balanced, but all on easy mode.
