Selling or Trading Single Family to get into Multi Family Units

Hey Guys, I currently have 4 rented out single family units. All of them are rent to own. Where the tenants will be owners in 10 years as long as they dont default. I am looking to get into apartment buildings complexes. I am looking for creative ideas on how to either sell or trade my current properties as payment or a down payment for a apartment complex. I also have heard that you can sell your notes on houses...not sure who buys them and for what percentage. But I am looking for ideas on how to get into investing in apartment complexes.
