bought a house in a cuddlesack in 09 the entire neighborhood is emcopassedin a brick wall, front and sides, my wall is both front and sides ,told by the seller wall covered-my badNothing about fence/wall in HOA book bylaws or covenantsI noticed structral damage on wing wall contacted HOA June 2012, they said nothing in book, I joined the board, and they took resposibilty/used HOA money to find out, got survey, lawyer, determined my wing wall was deemed on 50/50 land and that the HOA never deeded that land over via quick title.

@Matt Fitzgerald  county surveyors office ... if they have one.. but what the city probably wants is a current survey stamped by a surveyor.I have been buying properties in SC and we get a new survey on each one before we can get title insurance... which is completely foreign to how we do things on the west coast.but then again most in city things we do is lot and block.. and not meets and bounds descriptions..

.- Does not require a Survey Ordered- Does not require an appraisal (just another thing to combat, if comes back low & usually does)- Any Condition is Ok, does not have to meet any FHA guidelines etc.Bank Financing- 45 Days to close- Multiple reasons why a buyer will not get approved for a loan- Funding can be pulled a day before closing- Requires an Appraisal/ Survey- Has to be in move in condition, with no structural problems- Getting paid will be a pain if you do not have a Real Estate License and can receive a commission- And/Or Assigns may not work for most bank financing.

If your building may not be that bad, you might be able to either: 1) Pull it out of the map completely or 2) Get an elevation study to lower your premium.I was getting a survey for another closing and the engineering company asked me if I had any houses in a flood plain because they have a service to try to do just those options.I paid $750 for the first phase and they were actually able to pull my house out of the flood plain.
