If you attempt to narrow your tenant base to these types, you will limit your market and reduce the marketability of your rentals, everyone would like the cream of the crops of tenants, but your properties will have a lot to do with that.As to teaching your tenants, I agree that you need rules and at times carry a big stick, but pick you battles carefully.

Sell the plane and live on ramen and Mac n cheese for the first year, and I'm sure you can make it back to the peninsula (oh yeah, no beers either ;~) 

Heck, it wasn't but a month ago that I replaced a fridge at 2:00am the same night for a guest that had a bunch of groceries and an ice cream cake for a 5 year old's birthday party that they didn't want to lose.

Do you use the full method when first sorting properties or do you skip some steps at first to bring the cream to the top? 

I always leave a snack pack with microwave popcorn and a few chocolates, a few pieces of fresh fruit, some instant oatmeal, coffee, tea and cream.

Not to mention if you sheetrock the walls and then expect him to come in and "add/install" outlets, switches, lights, etc... assume your walls will be swiss cheese.
