Merry Christmas and Season's Greetings!

Just got home from a Christmas visit yesterday.  

People simply are not worried about looking for deals right now, lets face it this is the sweet spot being the week after Christmas and the week before New Years.

Unfortunately the deal (which had sat silent for months) got 2 other offers in addition to mine right before Christmas too, and I can't compete against an all cash, no contingencies offer.

I would be ok with just doing simple assignments like carol Stinson does. basic wholesale deals. then maybe use wlo when theres not enuff equity to do other ways. sorry I'm very frustrated. everyone says keep it simple. id love too if there wasn't everyone saying to do it 40 different ways lol. no offense intended as I know theres really no cookie cutter strategy where its all the same all the time. bottom line I want to make money but not get into legal trouble, I want to help people without snaking them and I want all parties to win. if it cant be that way then I just as soon not get involved.

It was right around Christmas, and the former owner was demo'ing the house interior and putting the lath and plaster in trash cans curbside for pick up.

Met some great folks, got some good advice and closed the deal mid December with money in the bank in time for Christmas : ) I'll post the details of that in the appropriate forum soon.

We remember them with gift certificates at Christmas to thank them for always being there for us.We also remembered our tenants at Christmas with greeting cards and mugs, one of the small touches we’re trying to set our company apart from other landlords our residents may have experienced.

The day we lost the house we were told we had two weeks to move out of our home, the home we had so many Christmas parties, birthdays, and family events.
