Last week of the year is a great time to buy!

Ok.  So this is a little late for this year, but it is fresh in my mind and I'll try to remember to refresh the thread in early December next year. 

Anyway,  I've been seeing a lot of competition lately and even though I've been well above asking price I've been missing out as recently as last week (twice).  However, that changed this week.  Normally, I just put in a bid as a placeholder and then place my highest and best offer once other offers come in.  This week on two properties my placeholder bids were the only bids.  

The two properties I have under contract are exactly like the ones last week that garnered multiple offers. These houses are from a very large institutional entity and I believe they have instructions to accept any bids within a certain criteria. I'm not getting a great discount off of the asking price, but they are still great deals compared to the ARV.

 yep.  Thus the reason for the post to make people here think about taking advantage of the situation.
