I have found several with two entrances / split levels and a common laundry space such that I could rent 2-3 BR to another family or 2-3 professionals and earn $1500-2000/mo on a $200-250k purchase while living cheaply in the other 1000 SF of the house and having limited forced interaction with the roommates/tenants.

The scammer either:Claims they work for us and our systems are down forcing them to use their cell phone or claims they are the property owner and have terminated us because we couldn't find a tenant for them.They ask for either half a month or a full month of rent upfront, via Venmo, to schedule a MoveIn, but don't really ask for any documentation.These prospects aren't even in our software systems yet and all the correspondence is via text.

It is hard to say if this will dry up forcing FL sellers to hold.- I always buy so that I have equity in the property the day I close, so, it depends on what you mean by breakeven.

Since you just bought it and haven't done any significant force appreciation, a HELOC will probably not be an option, as you typically need at least 20% equity in your house.The big question is: Is there a pre-payment penalty on your 30-year conventional loan?
