I have personally seen people get so caught up in a 1031 that they sell an asset, scramble to find a replacement, and then overpay on a purchase to avoid paying taxes....

I’m sure I’m forgetting about a few other small fix/upgrades. 5 years after owning the home we decided we needed a bigger house and sold it in ONE DAY (technically not even 24 hours) leaving us scrambling to find a new home, which was very stressful and not fun since we hadn’t even stated looking yet.

Everything that's been going on with these tenants ability to pay should have been taking place months ago, when they went to a veterans org to get rent help, not scrambling now that the rent help is over.
