Did ask about specifics they are interested in and after 8 hrs of no response I reported it as spam.

Most lenders I've worked with will use the lesser of the current rents or market rents reported by the appraiser when calculating your debt service coverage ratio. 

Outside of the police report, I would just ensure all window and doors lock or functional.

Are you just calling for the listing, or can you offer a free report for example 99 reasons why your home didn't sell or something like that.Don't forget to call the people who know love and trust you.
