I'm not sure which ones are in your area, but you likely could find someone that has skills in their Junior or Senior year.

We had the right to cure and I had worked out a deal with BOA to service the the first as a Junior in possession.. 

You can also find some online courses through some junior colleges that might be a better alternative.

Even if the selller was willing to subordinate and be in junior/2nd position to the new construction loan, I don't think the construction lender would like there being another note on the property.
