17 Year Old Wanting to Get Into Real Estate Investing

I'm currently 17 years old and for a long time I've been intrigued by rental properties. I know the general basics of the market, the business model, etc, but I was hoping to take my knowledge to the next level.

My biggest goal right now is to own a rental property before I graduate college (currently a junior in high school).

For context, I love reading books about investing and personal finance (I have a very solid foundation of knowledge built up) and I currently have a portfolio of about 11k between stocks and crypto. 

I was pointed to this website to further learn about real estate investing. I am looking fro guidance into what next step should I take to become closer to purchasing my first property. I have a typical part time job, but was looking for either a job or to work for free somewhere that I will learn about the real estate market. 

Any advice is greatly appreciated.
