In the end we pulled the entire subfloor on the ground level; sealed the subfloor upstairs (which had not been laid properly in the first place) and put a layer of 1/2" plywood overtop.All doors, save one, in the apartment had holes (punched?)

Roofing shingles shouldn't be put down in winter because they don't properly "bond" and the nail holes won't seal.

If you have a good relationship with a handyman or contractor it might not be a bad idea to see if they can do a quick inspection on your roofs and properties to see if they can do any extra sealing and preventative maintenance.Happy investing everyone!

Called pest professionals and they came in to seal holes and install a one way door that later was removed.

There is a little mold we have to tackle in the basement and asbestos around a couple of the furnace vents in the basement (scared the cr*p out of me when I first learned that) The inspector who has been working on homes and doing inspections for 40+ years said we can seal that asbestos and it won't be a problem.

I spent 8 days on my hands and knees scrubbing cove base with a toothbrush and caked-on soap scum from the tub, scrubbing and painting walls, and taking 11 passes to the kitchen floor with a mop to strip/seal/polish it etc. to deliver a pristine perfect unit to these people.

Thanks all.I called the housing authority (My tenants are section 8) and asked them if there will be any change in rent in case I take down the back porches, they said there will NOT be.the 6K was actually 4K$ tear down + 2K$ handling roof and sealing doors and such.This makes me lean more towards taking them down.
