I saw a house I bid on auctioned off, paid for and end up on the same county auction 6 weeks later for a smaller mortgage dated 14 years ago within 3 days of the first mort judgement.

Say there is an auto accident and the judgement against you is $750,000.

So the doctor partners bought the note at a discount and then turned that into a judgement against us.

The success some people have had in this cycle blinds their judgement or someone who's never invested in real estate doesn't know to run a background check or what questions they should ask a sponsor. 

Renters get scammed quite easily by providing their sensitive information or even doing things like wiring deposits, or even simply doing things that may not be a matter of exercising good judgement — but that can happen when thinking about something like a new home.

Besides going door to door, I would search city court records online for divorces, judgements, bankruptcies, evictions.

Another had a $2,500 CC judgement & we paid them a $250 'processing fee' to remove the lien from the title & we sold it immediately. 

I mean there are different reasons for filing for bankruptcy so no judgement intended.

It is a judgement call and I would tend to allow refunds because of these unique circumstances.
