Your inspector is who you should trust, not the list agent or owner.

I know people invite the building inspector and fire marshal for inspections or invite the police to talk with everyone.

While searching for an investment, build up your team: PRO's like RE attorney, accountant, GC, inspector, mortgage broker, and RE agent. 

I don’t think I can get city inspectors in before the end of my physical inspection period.

My inspector threw out a ballpark guess that it could be roughly 10k to repair it.

Most inspectors are a waste a good contractor can spot just as much and it won’t require a contingency or cost 500$

After the walk through with an inspector we discovered that both boilers and multiple radiators were blown out from freeze damage, also some structural damage.

The inspector was gracious enough to email me a list of his preferred handymen and general contractors which I wouldn't mind sharing with you.

Also, if you know of any bodies of works (books etc...) that would education one on building regulation that home inspectors place violations on such as electrical, construction, etc..., I would love to get my knowledge enhanced on that as well.
