I recommend that you call superior drain and have them fix the garbage disposal for you.

In the living room they had a window AC unit, but it didn't drain properly and damaged a good 4'x8' section of the hardwood as well as the subfloor.

Id also equip the tenant with strainers and inform them not to put oil down the drain.

A month after the cabin was finished he was running me a drain line and electric outlets for a dehumidifier.

So a roof leak wouldn't be one, but a clogged drain would be... ie. if the tenant contributed to the defective item, they contribute to the repair.
