A beautiful spacious kitchen can make or break a rental.

My wife and I have 30k saved and can only get a mortgage of 150k because my wife doesn't work because she takes care of my two kids.

My wife and I have our old primary home that we recently moved out of and are renting that has 150K+ in equity that we could tap into via HELOC to fund the down payment for our next purchase and cover the remainder with a DCSR or Conventional loan?

My wife and I are physicians that like in CT and work in NY.

This year, I finally made the leap and purchased a duplex and a SFH, all rented, all cash flowing beautifully, but have a question in regards to business structure and setup. 

For the property my wife and I bought/took over, I looking to update the automated messages for guest.

The wife and I are looking at performing the BRRRR strategy.

Fernley is a small town, less than 20,000 folks, and so far my realtor wife and I have not seen a significant impact from the Tesla announcement.  

I would sell the properties.4 rental properties over 3 years won't make you much money.Maybe 100 per door per month in cash flow and a matching amount in appreciation.That is $9,600 over a 3 year period assuming you have SFH's.You are improving your ability to make more money in a better position hopefully when you complete your master's degree.You will make that $9,600 working 2 weeks.The sale of the home will hopefully allow you and your wife be stress free for those 3 years helping you make a higher hourly rate.
