The purpose of marketing is to attract an in-person showing.

@Nadia Jones Starting and running a fund is a separate business because it's something that you need to actively market for and regularly work on attracting capital to invest in. 

Buyers have pretty much dried up and have the power currently.

But I have never met or talked to him personally.. just like most sellers never talk to the agents that bring in the buyers..

Judges also postpone sale dates for buyers with financing, so cash is likely not necessary to get the date moved.

I think it's going to be location specific for sure; where I am very few people hang out in the house all day long as they are usually busy hitting the parks and attractions. 

I think the winter market concerns are really primarily only really worrying if you are looking at a larger SFR attracting families to due the "school year" issue - but other types of strategies I don't think its as much of a concern

The higher credit is attractive, but what if the couple's income is 3.2x the monthly rent and the single woman makes 6x the rent?

I'm a full time agent and investor in the area that works a ton with VA buyers and i LOVE helping people house hack, it is definitely my favorite strategy and my passion helping people do it.
