It's personal use and any half way competent attorney on the planet will rip this to pieces in about two seconds.The entity type you're looking for is likely a trust. 

Coz they have not done a thing yet.The other question is I am investing remotely from half way across the planet.

However, be warned that I got most of these assets a few weeks ago with several accepted and in the middle of the DD process - many of these things are toxic!!

There are quite a few here on BP - @Luther Wilson III does come to mind.If you are wanting to get to know the Kansas City Market and the Kansas Ctiy people, I suggest setting up a key word alert here on BP for Kansas City - and also check out some of the events on the BP calendar and schedule a KC visit around them.If you schedule around a 2nd Tuesday you can make a MAREI meeting on Tuesday and a WinVestors meeting on a wednesday morning and if the planets align, sometimes a House Traders event on Wednesday evening - just have to have a 2nd Tuesday and a 3rd Wednesday fall in the same week, which seems to happen in May - so 3 meetings, 3 different groups of people in about 30 hours.

Solar works just fine there and most anywhere on the planet or even in space.

I have no children to pass this on to, so I would like to give back and feel like I left my mark on this planet.

although some HML do this and private lenders.other wise your right every lender on the planet would get one signed.one main reason is the second you sign and notarize that document It does not have to be recorded to be legal and in force. so in essence you have already taken the property back on the day you closed it.this is an old one and simply wont hold up.. and if the buyer of your property is living in it.. its residential.. most HML that do commercial purpose loans will have the borrower sign a document and get it notarized that its a commercial loan and the borrower is not going to live in the home.. this is SOP for HML of any size.

The “black” mold which can be very toxic to some people, is mold which grows on certain chemicals which are not typically present in a residential home,  it does not refer to the color of mold.
