Beams carry loads horizontally from floors and walls to foundations, walls or columns.

Though close to 70 years old, the post-and-beam home at 3329 Ledgewood Drive looks practically brand new, not only because of its forward-thinking design, but also thanks to a respectful 2018 restoration overseen by Helena Arahuete (Lautner’s longtime associate who took over the firm after his death).

It's a pier and beam foundation but there are some soft spots.  

Adding or repairing a sprinkler should be one of the first things you address on a TX property.Additionally, you really have to think of TX foundations as living creatures, and it doesn't matter if it's slab or pier & beam. 

That being said I'd have a GC pull back some drywall and take a look and start seeing if you can install a beam in that ledge to hold up the part of the wall over that ledge and go from there.

One of the garage doors is no longer usable and we just leave it closed and have a pad lock on the door so the tenant does not try to use it.After getting several garage companies to come review the system and give quotes, many have suggested that due to a support beam that was installed after the home was installed, a typical garage door opener will not work, and due to the layout of the garage doors, a jack shaft system will also not work.The only solution left that one company gave was to reduce the opening of the garage door to 6' 6".
