First, you don't want to use the terms finder's fee, or facilitate in any of your dialogue with the other parties.

In retail and office, it's a little easier to talk to the end user/tenant because you can walk right into their business and start dialogue with the owner.

Just wanted to add that there is no need to be nervous about opening dialogue.

I don;t pick up the phone, call a list agent and ask for their pocket listings.I call one of tehir listings to inquire about the property in question (not because I am particularly interetsed in that specific property) but because it starts the dialogue.

When they ask, we will have an open dialogue with them about the pros and cons of such, afterwards they will come to their own conclusion that it is too risky and costly.

It's a little different dialogue if you had a commercial loan that was going to reset in 5-7 years.

There is nothing proprietary about a hard money lender (you aren't giving out your GC's info), so we should be able to open a good dialogue about interest rates, ease of securing the loan, etc.
