New investor looking at Residential investment

I want to get into real estate investing. An investment opportunity came across my table and i want to reach out to the seller to start dialogue, to see if its a good deal for me or not. But i feel as if I’m unprepared to even reach out, I’ve read books and articles online. I need guidance on how to start.
