Junked it out, cleaned up landscaping, drywall repair, texture, paint, new interior doors and trim, new waterheater, new floors in kitchen. some new floors, countertops, new roof, painting cabinets.

Seem super clean as far as expectations go.Definitely smart of you to not interrupt the other tenants power that would only create more issues.  

The tank had to be inspected and cleaned as oil dries in an empty tank and clog the pipes and furnace.We had the tank auto refilled, the oil company sends me the bill, and I in turn bill the tenant.

It sounds like you might already be aware of this, but the only time you can put a rental property on a Schedule C is if you provide those "hotel-like hospitality services" that you mentioned, which means things like not just cleaning between guests, but daily cleanings during guest stays, and/or providing them with things like meals or entertainment during their stay. 

On Friday afternoon and over the weekend I did all my due diligence (visible condition, title letter, city violations, outstanding utilities) and everything is pretty clean.

A lot of times there are some title issues with these types of properties that you'll have to clean up, but they are generally fairly easy to resolve.
