Hi everyone,I'm looking at purchasing a property that has been inhabited by two heavy indoor smokers, they've been smoking indoors for 25+yrs in the property and it reeks heavily of cigarette smoke(even as a former smoker it's too much). 

We no longer rent to smokers but we used to rent to smokers with the condition that they smoke outside.We have a tenant that is a from the time that we rented to smokers. 

She damaged my roof when she placed a boat in the backyard, she blast music until 4 a.m, she keeps trash all around her side of the building,  we are talking about-tires-broken dish washers-broken grills- and more. she painted the walls green without permission and left it like that.

Come home and light the grill. 

Attorneys are not protected classes, just like smokers are not either.

So, for a house with 2 adult smokers would be 4 occupants.

The tenant is a smoker in the 3rd unit, but the other 2 units are in great clean nicely kept condition.My question is, how everyone effectively communicate and raise rents.

Seeing properties adding these amenities which can help indirectly raise rents:Dog ParksOutdoor grilling/picnic areasCan also add: Late fees, application fees, installing vending machines for income, short term lease fee, month to month fee, etc.Also heard of people Leasing space on the properties for signage or something similar.
