BP is a wealth of information & filled with brilliant people ... thank you all for sharing your experienced insights & RE investing expertise! These discussion forums are exactly what I need right now for MY initial RE research & investing phases.

In my earlier life I was involved (from the sidelines) with family members who were quite successful with purchasing rentals & flips in E TX. Later, I was employed by a successful developer in W WA. Currently, I’d like to personally invest & be successful for myself! I’m looking at tax liens in & outside of Tucson, having family there. I’m also researching, tax deeds in WA where I’m more familiar with the area. Please feel free to share pros/cons on lien/deed investing. I appreciate your time. (BP, I wish your Nashville Conference would come to Seattle;-)
