As for the refinance aspect, if you're going from LLC to individual (or vice versa), at my shop you would just transfer title into (or out of) your LLC at the close of escrow, so that part is no biggie.

My father is in the home improvement bussiness, we just had a hail storm pass through that damaged peoples roofs.

So you want both aspects. 

I see a lot of commercial RE struggling, lots of people are highly leveraged, interest rates are higher, and labor is through the roof.  

How is the roof, the mechanicals, water issues?

Now with essentially free money being gone, not only in BRRR is it more challenging but every aspect of real estate is more challenging and we are going to see a lot of people lose a lot because of inexperience of not knowing their risk

The hired leak detection company states there is no leak, the roof has been replaced as a result, and the crawl space has also been encapsulated.

I believe that this might be due to a leaking roof but I'm not sure.
