This is because we were taking a path around beams and other things.

To sum up all that was done, we painted the outside, hung new gutters, replaced all the windows, rewired the whole house and garage, tore out the bathroom, tore out and rebuilt an exterior wall, put down new flooring, dug a sump pit in the crawlspace, and put up support beams down there as well.

@Steve Vaughan — I absolutely love what you do and that you zero in on paying down mortgages like a laser.

For example, if you want to flip SFRs then you can be laser focused on that course but if you think you want to do A or B or C or D you have no focus.

They just don't build them like this anymore...the post and beam attic is quite impressive. 

I agree hard money would be am easy way to pull this off. 

In my market one of the red flags I see quite a bit is with century-old homes:  they are all on pier-and-beam foundations and the fireplace is a beautiful mass of stacked bricks . . . often 15-20 feet tall. 

Including all new master beams and subfloor.
