Red flags for gutted houses? Questions for appraiser

I am just getting into investing in property and came across a gutted house that is fairly inexpensive. I have a few questions about it!
- What are some red flags to look for when viewing the property?
- What are some specific questions to ask the appraiser?
-How do you know if a house is too far gone to be worth the repairs?
