Your post seems to imply that maybe you would not have rented to him had you known he was only going to be there for 11 months......Hate to say it but most people in the military have done the exact same thing at some point in their careers.

That 5.8% rate would be a bridge rate (a bad one even for this current market), which would imply you should be able to make money by pushing rents, etc.

So the income theoretically does not play a role in the value but, in practice, the better the income the higher and item sells for and therefore there is a correlation between income and appraisals even for the 4 unit and less RE (it is just not as strong as your post implies).The bathrooms over the closet is the correct choice if the numbers he provided are accurate.

She is saying she will want to move some furniture in since she is an interior designer and when she’s at the unit she’ll want to use it as her “studio” she’s implying that she will want to be here for a while “maybe 3-6 months” but hasn’t mentioned it yet.
