Hello,I have this notion ( perhaps erroneous) it may not be a good idea to refinance with the same lender,since more often than not the current lender may not be too motivated to lower the rate for existing customers and they would rather lower rates to entice new customers.

Second that.Most of the time its a marketing ploy of "off market deal" that new investors find enticing...but often times it just means falsified information (not bound by code of ethics as when on MLS) and a much more difficult (or NA) due diligence process.A small handful of decent wholesalers, but other than that, its a tough road.
