When I bought my duplex in December, the owner wanted to move out of the state to retire so he was motivated to unload the property.I would say that middle to lower tier areas typically cash flow higher due to the suppressed valuations due to the negative stigmatism.Typically sfhs appreciate faster than duplexes due to the diverse reason involved in sfh purchases ( finding the perfect school, cuteness factor, commutes etc).

A fair number of insurance companies are handling the "dangerous dog" categories quite simply by not covering ANY breed of dog.We don't allow puppies (ANY puppies) because there's a reason puppies are just so darn cute....they have to be because they're so darn destructive!!

The place is for rent right now 750/month not including utitilies... the town is in need of rentals.. so i can basically guarantee it being easy to rent as the realtors in town say its been great.. they are also the local property managers.. haha small towns. i have 5% down.. so i also need to pay the canadian CMHC insurance of 2603 added onto my mortage. the house is so cute.. yes i know that sounds emotional and i know this is a numbers game.. but I think its a perfect little starter place.
