Note the cheapest grade of hardwood is the same to tenants as the most expensive.For me lowest cost SS appliances (they look nicer than midgrade black or white), cheap granite tile counter top (looks like granite in photos), tile backsplash and wood trim edge, new off the shelf premade builders grade cabinets, 3 tone paint, ceiling, walls and trim complimentary colors (look at model homes in your area for ideas). hardwood floors, new bathroom with tile surround having an accent strip, new vanity.

I agree with Betty that the Refrigerator and the Range are the most noticeable...I think the french door fridges are more "in" right now, and the 'slide-in ranges' seem more luxurious especially if you have a nice backsplash behind it...It looks like you are looking at some pretty high end appliance packages here either way...I would checkout what some of your competitors are doing in the market to see if they are splurging for the higher end appliances or if you can get by with a lower end package...I don't think I've ever spent over $3,000 total for an appliance package so these both seem pretty high end to me :)...

I am getting prepared for taxes and I'm reviewing many of my expenses for a property in the last year.Do I need to categorize my home depot and Lowes expenses based on whether the item was purchased was used for a repair, such as painting something, or an improvement, such as backsplash tile?

.  ($750k if market holds)Our plan was to get the house to CO, then HELOC to finish the other guest bathroom, Trim, do backsplashes and other “unnecessary” finishes.Due to covid  my banker told me things have tightened up so they won’t loan on a house that’s not 100% complete.Looks like my only option now is utilize hard money to Finish the house to 100% completion.

All of these activities were performed by my girlfriend & myself with a bit of past experience, and TON of YouTube videos, and a 6-piece Dewalt Power-tool starter set (and a few other tools).We were able to perform tasks like repainting the apartment, adding a back-splash in the kitchen, and some outside work like small landscaping, removal of brush/overgrown areas, and a pergola for ourselves and tenants to enjoy.

I've heard plenty of goods things about sketch up, but don't have the patience to learn it.Kitchen designs boil down to fractions of an inch, so most free software programs won't get you very far unless you're just trying to choose backsplash colors or something.
